You’ve got the contractor.
We keep the file straight.
Lighter-touch oversight for owners who already have a GC or trade partner lined up, but want budget, schedule, and draw tracking handled by someone who reads a job cost report for a living.
What goes wrong without it
The draw gets rejected cold
No one was tracking the schedule of values, so the first sign of trouble is a kicked-back draw and a stalled payment.
Change orders show up after the fact
Work happens, then the paperwork catches up, and now you’re negotiating from behind.
You find out at closeout, not before
Small overages pile up quietly until the final number is a surprise instead of something you saw coming.
Why not just trust the GC you already have?
Your contractor is good at building. That doesn’t mean the draw package, the change-order paperwork, or the schedule-of-values tracking is getting the same attention, it’s not what they’re best at, and it’s not what you’re paying them for. We’re not replacing your GC or second-guessing their work. We’re the second set of eyes on the paperwork and the numbers, so a missing waiver or an undocumented change order doesn’t turn into a rejected draw or a closeout dispute six months from now.
Where this fits
Not every project needs full management. If you’ve already got a licensed contractor and just need someone keeping the paperwork, the draws, and the schedule honest, this is the lighter option.
Most owners in this situation find out about a budget problem when the draw gets rejected, not before. This catches it before that happens.
What’s included
- Budget tracking against your contractor’s schedule of values
- Draw review before you release payment
- Change-order documentation
- Monthly status check-ins
- Optional trade coordination on your behalf, when the scope calls for it
- Closeout file at completion
What it costs
$500–$1,000
per month, scaled to project size
Billed monthly for the duration of the job, no percentage of your contractor’s price. A lighter fee for a lighter scope, if your project needs full budget, schedule, and draw management from day one, see Development & Construction Management instead.
What this isn’t
We’re not your GC, and the build contract stays with your licensed contractor. In some cases we also coordinate trades on your behalf as part of the platform, but that’s a scope you choose, not something baked in. Either way, we never hold your money. Draws flow through your lender or title company to your licensed contractor, and the paperwork stays current so surprises show up early, not at the end.
