Full-cycle project management, licensed partners on the tools.
From pre-purchase review through final closeout, one file, one schedule, one point of contact. All licensed construction work is performed by licensed GC and trade partners; Foundation First runs the process end-to-end.
We act as your owner’s representative
We serve as development and construction manager, acting as the owner’s representative. Licensed GC partners hold the build contracts, submit permits, and carry the insurance. We run scope, budget, schedule, and draws on your behalf, and answer to you, not to the GC’s own numbers.
Why this matters right now
30-year rates are sitting in the high-6s and Hampton Roads inventory is climbing. Margin now comes from execution, not appreciation, and execution is exactly where projects leak money: an untested budget, a draw that gets kicked back, a change order documented after the work’s already done. Or a contractor who can’t sustain the reimbursement model and walks mid-job, leaving you to re-vet and re-onboard a replacement while the clock keeps running.

Where projects leak money
The untested budget
A number that looked fine at signing breaks the first time a hidden condition or a real bid comes in.
The stalled draw
A missing waiver or a photo that doesn’t match the draw line holds your money for weeks, not days.
The contractor who walks
A GC who can’t sustain the reimbursement model leaves mid-job, and you’re re-vetting a replacement while carrying costs keep running.
What we manage, by phase
01
Before you buy
Site walkthrough, scope definition, and a budget-to-complete before you close, so you know what you’re actually taking on.
02
Before you break ground
Plans review and value engineering to set a baseline budget. Permit plan and approvals tracking through issuance. Licensed-partner sourcing, bidding, and a lender-ready draw schedule.
03
During construction
Weekly schedule and budget-to-actual tracking. Draw review and submission. Change-order documentation. Site photo records tied to each draw.
04
At closeout
Punch list management, final lien waivers, warranty documentation, and a closeout file your lender or buyer can review.
Standards
We hold ourselves, and every GC we coordinate, to numbers, not promises, tracked in one shared record, not scattered across texts and spreadsheets.
24 hours
written answer standard (you’re never wondering if we saw your message)
3–5 days
draw turnaround target (from submission to your lender’s desk)
100%
lien waivers before release (no surprise liens after you’ve paid)
Weekly WIP
budget-to-actual tracked against the GC’s schedule of values, every week, not just at draw time
- Photo documentation — every site visit, tied to the draw and budget line it supports
- Written change orders only — no verbal approvals, ever, before work proceeds
- Defined escalation path — if a draw is contested or a GC schedule slips, you know exactly what happens next
Project types we manage
Single-family rehabs and value-add renovations
Ground-up new construction
Small multifamily (2–4 units)
Small subdivisions &
land development
Light commercial build-outs
Sustainable builds (hemp-lime)
How it works
You ->
- Set the goal and fund the project
- Make the final call at every decision point
- See the same budget, schedule, and draw data we do, in real time, not in a monthly update
Foundation First ->
- Scope, budget, and a lender-ready draw schedule before ground breaks
- Weekly WIP tracking against the GC’s schedule of values
- Daily site logs and photos, tied to the budget line they support
- Draw review, change-order documentation, and closeout, all recorded as they happen
Licensed partners
- Hold every build contract and carry the insurance
- Execute the work to the schedule and standards we set
- Log progress daily, so nothing gets reconstructed after the fact
- Get paid through clean draws, not disputes
One record. Every stakeholder. No separate story.
You, your lender, and your GC aren’t each working from a different version of what’s happening on site. Every budget line, every draw, every change order, and every daily photo lives in one shared JobTread record, updated as the work happens, not reconstructed at the end of the month. When a draw goes to your lender, it’s built from the same data you’ve been watching all along, not assembled the night before.
Who this is for
Investors and developers managing rehabs, new builds, or small developments who want one party accountable for the whole process, not a GC relationship they have to manage themselves.
